Residence permit in Georgia through property investment
Buying non-agricultural property in Georgia worth at least USD 150,000 qualifies you for a one-year residence permit, renewable while you own the property. We help you buy the right property and prepare the application.
The rule since 1 March 2026
- The investment threshold rose from USD 100,000 to USD 150,000 of market value
- The property must be non-agricultural: an apartment, house or commercial unit
- Several properties can be combined to reach the threshold
- The property must be registered in your name before you apply
Buyers who completed the purchase and payment before 1 March 2026 may still qualify under the previous USD 100,000 threshold. Check your case with us before applying.
Valuation
The market value must be confirmed by a certified appraiser from an accredited valuation body. The purchase price alone is not enough.
Term, renewal and family
The permit is issued for one year and can be renewed each year while the property's value stays at or above the threshold. If the value falls below it, the permit is not renewed. Your spouse and children can be included under the same investment.
Longer-term option
Georgia also offers an investment residence permit for investments of at least USD 300,000. It is issued for five years and comes with business turnover conditions, so it suits active business investment more than a passive property purchase.
Where to apply and official fees
Applications go to the Public Service Development Agency, through a Public Service Hall, online or at a Georgian consulate. The state fee depends on how fast you need the decision:
| Decision time | State fee |
|---|---|
| 30 days | GEL 300 |
| 20 days | GEL 450 |
| 10 days | GEL 600 |
